Three Ways to Avoid Water Damage When You're Not Home

When leaving for vacation or just a few days away, shut the water off to your home.
No matter what time of year it is if you’re going to be away from your home for an extended amount of time – even just over night – it’s a smart idea to turn off your water until you return home. Why? Because it doesn’t take very much water to cause a whole lot of damage! If your pipes freeze and burst while you’re gone, or if a washer hose ruptures or a supply line leaks, major water damage can occur! There are a few things you can do before heading out of town to give you peace of mind when it comes to the state of your home’s water.
Shut off the Main Water Valve
Your safest bet is to turn off the main water valve. Make sure the adults in your home know where the main shutoff valve is and know how to turn it on and off. (Knowing this will also come in handy if you’re at home during an emergency, so the water can quickly be shut off!) Locate the main water valve near your water meter usually located in the basement, near the front of the house, attached to the outside of the home’s exterior, or in an underground box in the yard.
There are two types of main shutoff valves. You’ll probably find what’s called a “gate valve” if you’re in an older home. Turn the rounded handles a certain number of times to open or close the valve. The “ball valve” is more common today. Turn the lever-like handle 90 degrees to turn the water on or off. If this valve crosses the pipes, it’s closed; if it’s parallel to them, it’s open.
Test shutting off the valve ahead of time by locating the main shutoff valve, turning it off, and running a faucet. If no water comes out, you’ve successfully turned off your home’s water supply!
Turn off Individual Water Valves
But what if you’re leaving during the summer and you can’t turn off your entire water supply because you have automatic sprinklers? If this is the case, you can simply turn off individual water valves to the water sources with the highest damage risk. These sources include the dishwasher, washing machine, and ice maker. Individual shutoff valves tend to be located directly on the supply lines leading to most appliances, including toilets and faucets. Usually, this will be a small, rounded handle that you’ll turn clockwise. Doing this will turn off the water to that source. (Take note that the ice-maker shutoff valve may be under the sink or in the basement!)
If you’ll be shutting off individual water supplies, it’s a good idea to kill two birds with one stone and check your supply lines themselves. They can become weak over time, resulting in leaks, cracks, or bulging. If you notice these or other forms of corrosion, you may want to repair or replace them before leaving.
Turn off Water Supply to Outdoor Faucets
If you’re leaving during the colder seasons, it’s a good idea to also shut off the water to your outdoor faucets as well. Their shutoff valve will most likely be located inside your house. Shut it off before you head out the door. Once you’ve shut off the valve, turn on the exterior faucet to drain any excess water. And remember to detach the hoses, too!

Detecting a temperature difference behind a wall can save big bucks and time by avoiding the need for demolition and an idea where the source of water problem may lie. Temperature differences do not always indicate moisture or water. It could be cool air from outside, so it requires some skill to determine if it’s one thing or another.
Thermal cameras serve to guide the user to the cold spots usually associated with moisture. Moisture spots, where evaporation is happening, tend to be cooler, just like humans sweating. Most commonly, thermal imaging is used to find the source of a roof leak, condensation issues, leaking pipes, or air flow issues.
In areas where moisture problems are abundant, like Seattle, the reasons for moisture can be very, very different, but the end consequence is moisture in the space, which can deteriorate the structure, and trigger mold growth. Often, moisture problems are not in the most visibly noticeable locations, as infrared discovered here in this wood-paneled wall and dark, low-pile, loop carpeting.
At first, the darker blue area on the camera was thought to be a normal pattern seen in many wood-frame buildings, which is quite common on corners. However, the larger light-green area showing was a clue that something more was happening, however. In fact, this was a result of a water leak in an adjoining upstairs room.
These two infrared images show where water from an unattended bathtub overflow in an upstairs room had entered the space between the floors and pooled on the drywall of the downstairs ceiling. Knowing the location and extent of moisture infiltration is critical in determining the best course of remediation

When people hear this term they think a flood of that magnitude occurs once every hundred years, so they should be safe from harm for the next hundred years. Unfortunately, some base their decision to buy flood insurance on this false belief, putting them at risk of a catastrophic loss.
The reality is much different. It involves frequency analysis and statistical probability. In order to determine the frequency of floods of a given level, scientists create a history of the area. Generally, scientists start with a minimum of 10 years of information. The longer the record the better and the more accurate predictions are. They look at the frequency of different size floods and the average number of years between them to develop the probability of a given size flood in a particular year.The accumulation of data allows for a determination of the annual probability that a given stream or river will exceed its banks. This is known as annual exceedance probability or AEP. A 1% AEP flood has a 1 in 100 chance of occurring every year, with an average recurrence every 100 years. This is the 100-year flood. A 500-year flood has an AEP of 0.2% chance, or a one in 500 chance, of occurring in any year. It is entirely possible for there to be 100-year or 500-year floods in consecutive years.
Because of the confusion and misunderstanding, the term 100-year flood generates, the U.S. Geological Survey is encouraging the use of the AEP terminology, preferring the phrase “1% AEP flood” over “a 100-year flood.” During the span of a 30-year mortgage, there is a 26% chance of a home in a 1% AEP, or 100-year flood area, of being flooded.
